FEMA designates flood zones based on the likelihood of flooding in a given area: Zone X (shaded): Moderate flood risk. 0.2% annual chance of flooding. Flood insurance is not required but may be recommended. Zone X (unshaded): Minimal flood risk. Flood insurance is not required. Zone A, AE, AO: High flood risk. 1% annual chance of flooding. Zone V, VE: Coastal high-risk areas. Required flood insurance. If flood insurance is required, expect to pay $500–$3,000+ per year depending on the zone, elevation, and coverage amount.
